Roan Valley Farms, located in Johnson City, Tennessee, is your ultimate farm family destination. We have something fun for everyone- no matter what age! During the fall we have our annual Farm day in early September, which is a completely FREE event for the community with live music, an inflatable, a food truck, hayrides, farm equipment, and games! For the Christmas season we have choose and cut trees and also bring our freshly cut Fraser Firs from North Carolina into our beautiful pavilion to have ready for your selection. Any other time besides our busy season (mid September-Christmas), you can rent our farm out for any type of event you have in mind! We are also available to chat for inquiries on any dates during our busy season.

Fall fun for all ages awaits at our farm. Explore our family-friendly non-scary corn maze if you don't like scares, or you can try to make it through our spooky hay ride, corn maze, Christmas tree field, and peach orchard- see what scares lurk! Food trucks will be on site during the evenings!

If you are looking for the perfect place to host your special event, you have found the right place! We want your day to be just how you dreamed it up, and we are here to help you the whole way! We have an indoor pavilion that seats roughly 200. For bigger events we can set your event up outdoors in our beautiful orchard!
Christmas Trees
We have been the premier Christmas tree provider in the area since 1962! Whether you want the choose and cut option, or a pre-cut Christmas tree we have the perfect one for your family! We also have freshly made wreaths, and pre-order garland available. We can flock Christmas trees, wreaths, or garland upon request.

Fall Events
Hiring Day for Fall Season
Hiring day is August 15 from 1-6pm for the fall season. Jobs needed will include scare actors, parking, concessions, games, and tickets. No resume necessary. We will provide the application and conduct interviews onsite at 440 Okolona Road at the pavilion.
Farm Day
Join us at Roan Valley Farms for our first ever Farm Day September 5th 11am-8pm. Admission is FREE and all are welcome! Bring your kids, your wife, your dogs, your best friend, your neighbor- the more the merrier! We will have games, hay rides, food trucks, farm equipment, an inflatable, live music, concessions, and a covered pavilion. Bring the whole family out- we want to give the community a place to come out and have a great time without spending a ton of money! We are still accepting spots for local vendors and food trucks.
Haunted Attraction & Kid's Non-Scary Maze
We are open Monday through Saturday starting September 25 at 440 Okolona Road! Monday-Thursday 4-7pm we will be open for the daytime activities which include the non-scary corn maze, hay ride, access to pumpkins, games, playground, and concessions. Friday we will be open 4-6pm for the daytime activities, and 7:30-11pm for the haunted activities which includes the hay ride, corn maze, Christmas trees, and peach orchard. Saturdays we are open from 2-6pm for the daytime activities and 7:30-11pm for the haunted activities.

Group rates are available for groups of 25 people and over. We can host birthday parties, corporate events, client events, and more during our operation of the corn maze! Refund Policy:
There are no refunds. If you become too scared and are unable to complete the haunted attraction, your ticket will not be refunded. There are no set wait times and we sell tickets on a first come, first serve basis. Be prepared to wait on busier nights, and if you don't want to wait- come early.
Special Event Venue - Cave Springs
Beyond our fall events, corn maze, and Christmas tree farm, Roan Valley Farms transforms into a charming rustic venue perfect for your special occasions. Host your dream wedding, reception, gender reveal, bridal shower, birthday party, prom, corporate event, class reunion, or any celebration in our picturesque setting. Choose our spacious outdoor event space, our inviting indoor pavilion seating up to 200 guests, or both as a package—larger groups may be accommodated upon request. Flexible booking options include multi-day, single-day, half-day, or hourly rentals. Enjoy our kid-friendly playground, cozy indoor fireplace, outdoor fire pit, scenic photo opportunities, and convenient indoor restrooms. Christmas Trees
For the 2026 Christmas season, precut Christmas trees will be available starting on November 20th at 10am. We will open our choose and cut fields to the public on November 27th at 10am.

Nestled in Johnson City, Tennessee, we specialize in premium Fraser Firs, offering both choose-and-cut experiences and fresh pre-cut trees grown at our farm in Western North Carolina. Our focus on freshness and quality ensures your tree stays vibrant with minimal care. Beyond trees, we craft fresh wreaths and garland on-site, available plain or decorated, with flocking options for trees, wreaths, or garlands (requiring a one-day drying period). These can be pre ordered as well with specifications on how you would like it done, what colors, etc.- just give us a call!
For an eco-friendly option, our Rent-a-Tree program lets you lease a live tree, with delivery available, allowing your family to enjoy the same tree year after year as it grows. When it outgrows your home, we’ll plant it in our fields to thrive among its peers.
